How Much Does Floor Levelling Cost?

Floor Levelling Sydney - Floor Levelling Service In Sydney

How Much Does Floor Levelling Cost?

Floor Levelling typically costs between $40 – $65 Per Square Metre*, depending on the condition of the slab, the levelling method required, and site-specific factors.

The total cost of floor levelling can vary significantly based on the extent of unevenness, surface preparation requirements, and the type of levelling system used. Small residential areas with minor height variations are generally more affordable, while larger commercial or industrial projects may sit toward the higher end of the pricing range.

As a general guide, pricing is usually calculated per square metre, with costs influenced by material thickness, labour, access, and curing time.

Several key factors affect the final price. Below is a clearer breakdown:

Minor Floor Levelling (Skim / Feather Coats):
For light surface corrections such as shallow dips, minor humps, or surface imperfections, skim or feather coats are used. These applications typically sit at the lower end of the $40 – $65 per m² range, depending on surface preparation and coverage required.

Full Floor Levelling & Screeds:
For floors with widespread unevenness, significant height variation, or poor slab tolerances, full flood coats, liquid screeds, or traditional screeds may be required. These systems involve greater material volume and labour, placing them toward the upper end of the pricing range, particularly for thicker applications or large commercial areas.

Final pricing is always confirmed after an on-site assessment to ensure the correct levelling system is selected and the finished surface meets flooring installation requirements and Australian standards.

What Affects The Cost Of Floor levelling:

The cost of floor levelling can vary depending on several site-specific and technical factors. Each project is assessed individually to ensure the correct system, materials, and preparation methods are used for long-lasting results.

Key factors that influence pricing include:

Extent of Height Variations:
The greater the difference between high and low points in the floor, the more preparation and material is required. Grinding down high spots and building up low areas in millimetres directly impacts labour time and material usage.

Required Build-Up Thickness:
Floors that need significant height increases—such as thicker liquid screeds or levelling applications exceeding 10mm—require more product and longer curing times, which can push costs beyond the typical $40–$65 per square metre range.

Subfloor Condition:
Damaged, cracked, or unstable concrete slabs and timber subfloors require additional preparation before levelling can begin. Repairs such as crack remediation or concrete cancer repairs must be completed first to ensure a durable result.

Levelling System and Materials Used:
Different floor levelling systems—such as skim coats, full flood coats, or liquid screeds—use varying products, primers, and application methods. The selected system directly affects overall pricing.

Surface Preparation and Priming Requirements:
The type of primer required depends on the substrate, porosity, moisture levels, and the levelling compound being used. Specialised primers or multiple coats increase material and labour costs.

Total Area and Material Volume:
Pricing is influenced by the total square metres requiring levelling and the number of levelling compound bags needed to achieve the specified thickness. A minimum job size of 50 square metres applies.

Access and Site Conditions:
Limited access, multiple flights of stairs, lift restrictions, or higher building levels increase handling time and labour requirements, impacting overall cost.

Power Availability on Site:
The level of power available—10amp, 15amp, or three-phase—affects equipment performance and job efficiency. Restricted power access can extend installation time and increase labour costs.

Additional Preparation or Repair Work:
Any extra services required prior to levelling, such as concrete grinding, crack repairs, or substrate remediation, will add to the overall project cost but are essential for long-term floor performance.

For an accurate quote, a site inspection is recommended to assess slab condition, access, thickness requirements, and the most suitable levelling system for your project.
